Moving to Cyprus

The arrivals are a particular mix. A fund manager taking up a desk in Limassol’s services district under the non-dom regime; a British couple who spent a decade in Dubai and are now settling a Paphos villa for retirement; a UAE company putting an EU operating base into Nicosia and shipping the office with it. Some 1,213 moves on, the corridor still carries those three stories more than any others — tax-driven professionals, lifestyle retirees, and businesses planting a flag inside the single market.

1. Survey and brief

   A UAE survey or video walk-through, volume measured in cubic metres, and anything that changes customs treatment flagged early — a car, wine, a piano. Sea and air options come back priced against your Cyprus start date and your residence timeline.

2. Documentation before sailing

   The transfer-of-residence application drafted, the valued inventory built, residence and ownership evidence gathered. Where the move is commercial, the import file and any EUR.1 preference paperwork are raised before space is confirmed.

3. Export pack and dispatch

   Export-standard packing from Dubai, Abu Dhabi or Sharjah, ISPM-15 timber where it is needed, and a booked rotation to Limassol or Larnaca. When the schedule is tight, priority air from DXB into Larnaca instead.

4. Clearance and delivery

   EU import clearance at the Cyprus point of entry, the relief applied, the container devanned and trucked to your district. The crew unpacks, reassembles the larger furniture and clears the packing debris on the same visit.

Limassol, Larnaca and the air route

Limassol is the working port. Its rebuilt container terminal takes most household and commercial freight, with sailings from Jebel Ali running seven to twelve days quay to quay on the direct Eastern-Med services, a little longer where a box transships through a hub. Larnaca is the second sea option and the better fit for the eastern and southern districts; it also hosts the island’s main airport. For a move that cannot wait on a vessel, air from DXB lands at Larnaca (LCA) in well under a day’s flying, usually direct, with Paphos (PFO) covered for the western coast. Sea suits a full house; air earns its premium for a partial shipment or a hard deadline.

Cypriot customs and transfer of residence

Cyprus clears under the EU framework through the Department of Customs & Excise, and clearing a shipment into Limassol or Larnaca clears it into the whole union — worth remembering if any onward European leg is in your plans. Most arriving residents qualify for transfer-of-residence relief: used personal effects owned and used for at least six months come in free of import duty and Cypriot VAT, provided you are genuinely shifting your normal residence to the island. The relief is claimed on application, supported by a valued inventory, evidence of the move and proof of residence at destination. It is generous but conditional, and a declared value that does not match the inventory is the usual reason a container sits on the quay. Bringing a used car

A used UAE car can come, but the destination process is the real cost, not the freight. Once landed, the vehicle needs a Cypriot roadworthiness test — the MOT-equivalent inspection — and then registration with the road transport authority, with duty and VAT assessed unless the car itself falls inside your transfer-of-residence entitlement. Right-hand drive helps, since Cyprus drives on the left, so a UAE-spec left-hand-drive car is a poorer fit than people expect. We give an honest read early: for many movers the sums favour selling in the UAE and buying locally, and we will say so rather than ship a car that costs more to register than it is worth.

Pets

Pets travel under EU rules through the Veterinary Services. The route is an ISO microchip, a valid rabies vaccination given after the chip, the supporting blood titre where it applies, and an EU pet passport or third-country health certificate issued by an authorised UAE vet inside the permitted window before travel. Cats and dogs are routine on this corridor; we hand off to an established pet-relocation agent at Larnaca and time the animal’s arrival to the household’s, so nobody is collecting a crate before the beds are in.

Non-dom and residence timing

A good share of these moves are built around the Cyprus non-dom tax regime and permanent residence by investment, and the tax calendar tends to drive the shipping calendar rather than the other way round. People want to be settled, registered and tax-resident inside a particular window, which fixes the date the household has to land. We plan backwards from that: a Limassol sailing that delivers with room to spare, or a split where priority items fly while the container follows. The tax and immigration advice is your adviser’s to give; our job is to keep the move from being the thing that slips the deadline.

What does not ship

The usual exclusions apply. Firearms need their own licensing and most cannot travel in a household consignment. Alcohol beyond personal quantities is taxed as commercial, so a serious wine collection is declared and handled separately. Plants and untreated seeds need phytosanitary clearance or stay behind. New, boxed goods still in retail packaging read as commercial stock rather than personal effects and can jeopardise the relief on the rest of the load — we flag those at survey rather than let them surface at the quay.

Districts and pricing

Limassol is the business and expatriate hub, the centre of the island’s shipping and professional services and the most common destination on this corridor. Nicosia, the capital, draws government, finance and corporate offices. Larnaca is the easy-going coastal choice, well priced and close to the airport. Paphos in the west is the retiree and lifestyle district, with a long-settled international community of its own.
