When you need machinery moving (and when you don’t)
A standard office removal is a furniture and IT job — desks, monitors, a few stacks of files — handled with a tail-lift truck and a trolley, and bringing industrial riggers to that work only adds cost. The line is crossed the moment an asset is heavy enough, valuable enough or sensitive enough that a forklift and goodwill stop being safe. The practical threshold: anything from one tonne upward, anything calibration-sensitive that the manufacturer expects to recommission, and anything needing rigging beyond a forklift’s reach. A factory consolidating two sites, a CNC line shifting between units in Dubai Industrial City, a hospital imaging suite relocating, a data-centre cabinet migration — these are machinery moves. They need a load path, a lifting plan and a permit, not a removal van. If you are unsure which side of the line your move sits on, a survey settles it in an hour.
The pre-move survey is the project
Before any quotation is firm, an engineer visits origin and destination. The survey captures floor loading at each rest point (a 14–18 tonne machining centre on a slab rated for office use needs temporary load-spreading plates), doorway and corridor dimensions with 50 mm clearance for skating gear, overhead obstructions, and the route to the loading point. Roof openings, wall panels and crane lifts over a parapet are decided here, before mobilisation. The output is a written method statement and risk assessment — lifting plan, rigging configuration, disassembly sequence, permits and phasing — reviewed for sensitive equipment (medical imaging, calibrated metrology, semiconductor tooling) against the OEM’s relocation specification so warranty is preserved. Where free-zone landlords (JAFZA, Dubai Industrial City, KIZAD) require it, we submit for approval before the work date is locked.
Equipment categories and methods
We handle machine tools and CNC (turning and machining centres, grinders, wire EDM — with care for ground ways, spindle preservation and re-levelling); industrial plant (hydraulic and mechanical presses, injection moulding machines, extruders, packaging lines); power and electrical (generators, transformers, switchgear, UPS, with dielectric fluid handling staged in); data-centre infrastructure (racks, in-row coolers, PDUs, UPS frames); medical and imaging (MRI magnets, CT scanners, linear accelerators, cath-lab tables with RF-shielded room re-installation); and laboratory and cleanroom equipment (fume hoods, biosafety cabinets, autoclaves, calibrated balances, GC and HPLC instruments).
Hydraulic jacking & skating
Toe-jacks rated to 25 tonnes, machine skates and Hilman rollers (90 tonnes per skate-set) under the surveyed load points — the standard mechanism where overhead lift is not available.
Mobile & tower cranes
Mobile telescopic cranes 25 to 250 tonnes for yard lifts and roof openings; self-erecting tower cranes for repeat lifts on multi-floor fit-outs. Lift plans signed by the appointed person.
Air casters & precision skates
For cleanrooms, polished epoxy floors and laboratories where the floor finish must survive intact — load spread across a wide footprint with no surface mark.
Gantries, forklifts & rigging
A-frame gantries for indoor lifts a crane cannot reach, forklifts to 16 tonnes, chain blocks, slings, shackles and spreader bars certified to the load.
When a move becomes project cargo
Domestic moves run on flatbed or low-loader trailers with RTA over-dimension permits and escort vehicles. For international freight the mode is a project decision: container shipping for most dismantled machine tools, flat-rack and open-top for over-height or over-width assets, RoRo for wheeled or tracked plant, and breakbulk or out-of-gauge (OOG) shipment on a chartered heavy-lift vessel for anything that cannot be containerised — large presses, transformers above 40 tonnes, production-line modules. Jebel Ali is the primary UAE port, with Sharjah, Khalifa Port and Fujairah as alternates. Transit bands: Jebel Ali to a North European port roughly 22–28 days; US East Coast 28–35; East Africa 7–14. Oversized airfreight via Antonov AN-124 or 747F charter through DXB or DWC.
Customs, permits and insurance
Dubai Customs HS classification is confirmed before cargo moves — machinery under HS Chapter 84, electrical equipment under Chapter 85 — since misclassification is the commonest cause of a clearance hold. Used machinery often needs a destination-country pre-shipment inspection certificate, and free-zone exits from JAFZA, DAFZA or Dubai Industrial City require gate-pass documentation. Where the asset enters a regulated environment (an EPRA-licensed medical facility, a SIRA-controlled premises, a DEWA substation), the authority sign-off is in the programme. Every move runs against a marine cargo or inland transit policy, all-risks above a modest threshold, with pre-move condition reports photographing existing wear, panel damage and calibration dates at every machine; for tenancy exits, the origin dilapidation survey protects the lease return.

Turning centre shifted within the UAE
A precision workshop moving an 18-tonne horizontal machining centre from Al Quoz to a larger bay in Dubai Industrial City. The coordinator surveyed first: ground ways protected, spindle locked, the machine skated out on Hilman rollers across a slab that needed load-spreading plates at two rest points. Re-levelled to OEM tolerance at destination, with the laser alignment sheet handed over before power-up.
Office, comms room and machine tools together
A professional services firm leaving a Sheikh Zayed Road tower for a free-zone unit — desks and IT alongside a comms room (two racks, an in-row cooler, a UPS frame) and a small workshop holding a turning centre, a vertical mill and two CMMs. The coordinator staged the comms room over a weekend with the client’s IT team, de-cabling and labelling before crating, while the machine tools were surveyed for floor loading, moved on a low-loader and re-levelled.
CT scanner relocated between hospitals
A clinic moving a CT scanner across the city to a hospital site. The coordinator engaged the OEM engineer for a controlled power-down and post-move calibration, then surveyed the route including goods-lift capacity. Air casters carried the gantry over cleanroom-grade flooring, an air-ride trailer limited vibration in transit, and the RF-shielded room was signed off before the scanner returned to clinical use.
How a project move runs
- Engineering survey. Floor loading, access, obstructions, lift points and disassembly requirement recorded at both sites; landlord or authority approvals flagged.
- Method statement & permits. You receive the method statement, lifting plan, risk assessment and programme. Road permits, gate passes and authority approvals filed in advance.
- Crating, lift & transport. Custom crating for international shipment, rigging and skating on the planned route, lift onto transport, surveyor sign-off for higher-value loads.
- Set-down & recommissioning. Equipment positioned to the marked footprint, re-levelled where OEM specification requires, handed over for power-up and qualification.
Engineering input on the survey means the quotation reflects the actual job, not a generic crew-and-truck rate. One project manager owns the schedule throughout, and where geography allows the same crew loads and unloads, which removes the most common handover errors. The internal client-feedback survey behind that approach — 200 responses from completed industrial moves — sits at 4.8 out of 5.
We consolidated two plants over a single weekend shutdown, and the line had to be making product again on the Monday shift. The survey caught two floor-loading problems we had not, and the disassembly sequence was set before anyone touched a bolt. The coordinator held a live programme against the deadline. Back in production by Monday lunchtime.
Moving a CT scanner is the kind of job where one wrong call costs six figures and a fortnight of recalibration. The coordinator brought the OEM engineer into the plan early, surveyed the goods lift properly, and used air casters so the cleanroom floor was untouched. The condition report with dated photographs at every stage gave our insurers exactly what they wanted.
An over-dimension permit for the press came through later than I would have liked, which pushed our load window back by half a day. To be fair, the coordinator flagged the risk in advance and had escort vehicles staged, so we lost no further time once it cleared. The rigging and set-down were faultless. I would use them again without hesitation.

How much does machinery moving cost?
There is no flat rate — a one-tonne lab balance and a forty-tonne press are not the same job. The quotation builds from the survey: weight and dimensions, lift method, access at both sites, disassembly, road permits, freight mode for international work, and insured value. We itemise rigging, transport, customs and insurance separately. The survey is free.
Do you handle decommissioning?
Yes — controlled power-down, draining of hydraulic and coolant systems, disconnection of services, spindle and axis locking, and disassembly to the method-statement sequence. For machinery under OEM warranty we work alongside the manufacturer’s engineer so decommissioning and recommissioning are both signed off correctly.
Can you move a 30-tonne CNC?
Yes — well within range. Toe-jacks rated to 25 tonnes work in tandem, Hilman roller skate-sets carry 90 tonnes each, and mobile cranes run from 25 to 250 tonnes for any overhead lift. The survey confirms floor loading and lift points, and the appointed person signs the lifting plan before the day.
What’s project cargo?
Freight too large, heavy or irregular for standard container shipping — a press on a flat-rack or as breakbulk on a heavy-lift vessel, a transformer routed out-of-gauge, a production-line module in sections. It involves lift planning at both ports, specialist lashing and often a marine warranty surveyor. Most international machinery export from Jebel Ali falls here.
How long does a factory consolidation take?
It depends on the number of stations and how much moves whole rather than in pieces. A single CNC cell can move over a weekend; a thirty-station line consolidating two sites is usually planned around a shutdown — out by Friday evening, producing by Monday afternoon — with several crews running disassembly, transport and build-up in parallel.
Do you handle customs?
Yes. We confirm the Dubai Customs HS classification before cargo moves — machinery under Chapter 84, electrical equipment under Chapter 85 — prepare the declaration, arrange any pre-shipment inspection certificate for used machinery, and handle free-zone gate passes for exits from JAFZA, DAFZA or Dubai Industrial City.
Can you ship medical equipment?
Yes — MRI magnets, CT scanners, linear accelerators and cath-lab equipment are regular work. These moves are co-ordinated with the OEM engineer for power-down and recommissioning, run on air-ride transport to limit vibration, and account for RF-shielded room re-installation and EPRA sign-off where a licensed facility is involved.
What insurance covers a damaged machine in transit?
International moves run against a marine cargo policy, domestic moves against an inland transit policy, both all-risks above a modest threshold. Cover is set against the insured value you declare, which is why the pre-move condition report — dated photographs of existing wear, panel damage and calibration stickers at every machine — sets the baseline if a claim is needed.
Do you handle weekend turnarounds?
Often, yes — a Friday-and-Saturday shutdown is the usual shape for a line move or a comms-room relocation, since production or trading is paused. The method statement sets the disassembly and reverse-build sequence, and we crew the job to hit the Monday restart.
How quickly can you survey?
For a UAE site, usually within a working day or two of your enquiry, often the same week for an urgent move. Tell us what is moving, from where and to where, and the coordinator or a colleague will arrange a window. The survey takes about an hour for a single asset and half a day for a full facility.
