Moving to Singapore

An Employment Pass start date is rarely flexible. The bank wants you on the trading floor by the first of the month, the biotech firm has your lab induction booked, the regional headquarters has already pencilled you in. So the question that decides a Singapore move is not “how do we get the container there” — the freight from Jebel Ali to PSA is one of the steadier runs we operate. 1. Survey and brief

   A home survey in the UAE or a video walk-through, volume measured in cubic metres, and an honest conversation about what fits a Singapore condo or HDB flat. Air and sea options come back against your start date and the school term.

2. Building access secured

   We confirm the HDB time-window and lift booking, or the condo’s move-in approval letter and service-lift padding, and the kerb-side window for a CBD tower — all locked before the shipment leaves Jebel Ali.

3. Export pack and dispatch

   Our crew packs to export standard from Dubai, Abu Dhabi or Sharjah, with a full inventory and ISPM-15 timber where needed. The booked rotation sails to PSA, or priority cargo flies DXB to Changi, with the TradeNet file drafted in advance.

4. Clear and deliver

   Clearance is filed through TradeNet, GST relief applied where the goods qualify and dutiable items declared separately. The container is devanned and trucked, and the crew delivers inside your confirmed building window, unpacks and clears the debris.

PSA, Changi and the freight options

PSA runs one of the busiest container ports on the planet; most Gulf household cargo discharges at Pasir Panjang or the new Tuas mega-port, with Brani and Keppel handling other flows as Tuas consolidates. A direct sailing from Jebel Ali reaches Singapore in roughly twelve to fourteen days, transhipment through a hub such as Tanjung Pelepas adding a few more. When an Employment Pass start date will not wait, air earns its premium — the flight from Dubai is under eight hours and a well-documented consignment clears Changi in a working day. We often split a move, priority air for the first fortnight and sea for the bulk, on one inventory so the customs story holds across airwaybill and bill of lading.

TradeNet, GST and re-export

Every import declaration goes through TradeNet, Singapore Customs’ single-window system, and GST applies at the prevailing rate, currently 9%. Used personal effects on a genuine transfer of residence are generally relieved, provided you have not been resident in the prior six months and the goods were owned and used at origin. New items, alcohol and tobacco fall outside the relief — alcohol in particular attracts GST and excise, so it pays to declare it cleanly. Where a regional employer moves equipment that will leave again, we structure the entry against re-export so GST is not paid on goods merely passing through.

HDB versus condo delivery, the real difference

Where you are moving to shapes the delivery plan more than the freight does. An HDB block restricts moves to weekdays between 9am and 6pm, never Sundays, with the service lift booked and sometimes padded through the town council; miss the window and you wait until the next working day. A private condominium wants a move-in approval letter, a deposit against lift and lobby damage, and padding on the service lift. A landed terrace in East Coast or Bukit Timah is simpler on access but can mean a long carry from a narrow road, while a CBD tower in Tanjong Pagar or Marina adds a short, metered kerb-side window worked out with security. We sort each of these in advance, because a box arriving on time is worthless if it cannot go upstairs.

Industrial estates, restricted items, pets and vehicles

Office and lab relocations into the western belt — Jurong, Tuas and the biomedical clusters around them — run as commercial entries on TradeNet, with docks booked by the hour, crew security clearance and restricted vehicle access during plant hours. On personal moves the import rules are stricter than most: chewing gum cannot be imported, many medicines need prior Health Sciences Authority approval so a few months of prescription without paperwork is a real problem, alcohol is dutiable above a small allowance, drones may need registration, and firearms and certain knives do not ship at all. Pets go through the Animal & Veterinary Service — import licence, microchip, rabies vaccination and, by origin category, quarantine or home quarantine, all with real lead time. Cars are rarely worth it: a Certificate of Entitlement, on top of duty, GST and registration, routinely exceeds the value of the vehicle, so the answer is almost always to sell up and buy or lease here.

Timing and pricing

Employment Pass and S Pass holders usually move on a fixed work start, so we plan backwards from day one — air for what is needed immediately, sea timed to land and clear without you camping in an empty flat. Families add a second pin, the school year running to January with the main intake then and another window mid-year, so a move that settles the children before term is worth building around. Returning Singaporeans tend to have more flexibility but more to bring.
