Moving to Singapore
Singapore is an efficient corridor from the UAE — a global logistics hub with smooth customs, where most moves land in a condominium and precision matters.

Moving your home? Movers to Singapore from Dubai and Abu Dhabi
An Employment Pass start date is rarely flexible. The bank wants you on the trading floor by the first of the month, the biotech firm has your lab induction booked, the regional headquarters has already pencilled you in. So the question that decides a Singapore move is not “how do we get the container there” — the sea routing to PSA is confirmed at the survey. It is whether your household clears Singapore Customs and reaches your door inside the window the building gives you, on a date that sits sensibly against your first day at work.
Seemleius has 22 years’ experience and 1,213+ moves delivered across all its destinations, and Singapore moves tend to take a few familiar shapes: the finance professional into a Tanjong Pagar tower, the tech or biotech family on a five-year posting near a good school, the regional director consolidating a Gulf office into a Singapore base, the returning Singaporean coming home to Bukit Timah. Each turns on the same small things done early — the GST claim filed correctly, the HDB time-window or condo approval letter secured before the truck rolls, one coordinator holding the thread from your Dubai flat to your Singapore door.
Why move with Seemleius
HDB time-window scheduling, sorted
HDB moves follow the town council’s rules on lift use, with lift padding usually requested in advance. We secure the slot before the vessel berths, so delivery day is a delivery, not a negotiation in a loading bay.
Customs filed while you fly
Singapore Customs runs on TradeNet, and a clean electronic declaration moves fast. We draft the transfer-of-residence GST relief claim before dispatch, so by the time you land at Changi the file is lodged and the box is moving, not waiting on a form.
One coordinator, no relay race
One coordinator owns your move from survey to the last carton unpacked. You are not passed between a freight desk, a customs desk and a delivery desk; one person knows your dates, your building and your inventory.
How your move works
-
Survey and brief
A home survey in the UAE or a video walk-through, volume measured in cubic metres, and an honest conversation about what fits a Singapore condo or HDB flat. Air and sea options come back against your start date and the school term.
-
Building access secured
We confirm the HDB time-window and lift booking, or the condo’s move-in approval letter and service-lift padding, and the kerb-side window for a CBD tower — all locked before the shipment leaves the UAE.
-
Export pack and dispatch
Our crew packs to export standard from Dubai or Abu Dhabi, with a full inventory and ISPM-15 timber where needed. The booked rotation sails to PSA, or priority cargo flies DXB to Changi, with the TradeNet file drafted in advance.
-
Clear and deliver
Our destination partner files clearance through TradeNet, with GST relief applied where the goods qualify and dutiable items declared separately. The container is devanned and trucked, and the partner’s crew delivers inside your confirmed building window, unpacks and clears the debris.
The UAE–Singapore corridor in detail
PSA, Changi and the freight options
PSA runs one of the busiest container ports on the planet; most Gulf household cargo discharges at Pasir Panjang or the new Tuas mega-port, with Brani and Keppel handling other flows as Tuas consolidates. Since the Strait of Hormuz closed to commercial shipping in February 2026, containers go by road to a port outside the strait, such as Khor Fakkan or Fujairah on the UAE’s east coast or Sohar in Oman, before sailing for Singapore, direct or with transhipment through a hub such as Tanjung Pelepas; routing and dates are confirmed at the survey. When an Employment Pass start date will not wait, air earns its premium — the flight from Dubai is under eight hours and a well-documented consignment can clear Changi in a working day. We often split a move, priority air for the first fortnight and sea for the bulk, on one inventory so the customs story holds across airwaybill and bill of lading.
TradeNet, GST and re-export
Every import declaration goes through TradeNet, Singapore Customs’ single-window system, and GST applies at the prevailing rate, currently 9%. Used personal effects can be relieved when you move your residence to Singapore, whether you are relocating there or a citizen or PR coming home, provided you have owned and used them for at least three months, do not sell or give them away for three months after arrival and import them within six months of your first arrival; the online Declaration of Facts must be filed before the goods arrive, or GST is payable. New items, alcohol and tobacco fall outside the relief — alcohol in particular attracts GST and excise, so it pays to declare it cleanly. Where a regional employer moves equipment that will leave again, we structure the entry against re-export so GST is not paid on goods merely passing through.
HDB versus condo delivery, the real difference
Where you are moving to shapes the delivery plan more than the freight does. An HDB block runs to its town council’s rules on lift use, with lift padding arranged ahead of the move. A private condominium wants a move-in approval letter, a deposit against lift and lobby damage, and padding on the service lift. A landed terrace in East Coast or Bukit Timah is simpler on access but can mean a long carry from a narrow road, while a CBD tower in Tanjong Pagar or Marina adds a short, metered kerb-side window worked out with security. We sort each of these in advance, because a box arriving on time is worthless if it cannot go upstairs.
Industrial estates, restricted items, pets and vehicles
Office and lab relocations into the western belt — Jurong, Tuas and the biomedical clusters around them — run as commercial entries on TradeNet, with docks booked by the hour, crew security clearance and restricted vehicle access during plant hours. On personal moves the import rules are stricter than most: chewing gum and e-cigarettes cannot be imported, many medicines need prior Health Sciences Authority approval so a few months of prescription without paperwork is a real problem, alcohol in a shipment pays duty and GST with no relief, drones may need registration, and firearms and certain knives do not ship at all. Pets go through the Animal & Veterinary Service — import licence, microchip, rabies vaccination and, by origin category, any quarantine required, all with real lead time. Cars rarely make the move: most UAE cars are left-hand drive, which Singapore generally does not register, and even for an eligible car a Certificate of Entitlement, on top of duty, GST and registration, routinely exceeds the value of the vehicle, so the answer is almost always to sell up and buy or lease in Singapore.
Timing and pricing
Employment Pass and S Pass holders usually move on a fixed work start, so we plan backwards from day one — air for what is needed immediately, sea timed to land and clear without you camping in an empty flat. Families add a second pin, the school year running to January with the main intake then and another window mid-year, so a move that settles the children before term is worth building around. Returning Singaporeans tend to have more flexibility but more to bring. A quote builds from volume, freight mode, customs treatment and building access, and we itemise it rather than hand you a single round number — often the bigger saving is in splitting air and sea or shipping less, not haggling on the rate.
Dubai villa to an East Coast condo
A typical move of this kind: a family of four leaving a four-bedroom in Arabian Ranches for a three-bedroom condominium near East Coast Park, with school start pinned to the January intake. An early survey shows what will not fit the smaller home, and the coordinator builds the schedule around the move-in approval letter and a padded service lift. Sea for the bulk, GST relief claimed on the used effects where they qualify, and unpacking planned for the week before term.
Banking professional to a Tanjong Pagar tower
For example, a senior banker on a first-of-the-month Employment Pass start, moving alone into a high-floor unit in a Tanjong Pagar tower with a short kerb-side loading window. The coordinator splits the move — priority air to Changi for the essentials, sea for the rest — and plans the CBD loading slot with the building’s security. Both shipments are declared through TradeNet against the same inventory, with the air consignment timed around the start date.
Home to Bukit Timah after a decade away
An illustrative case: a returning Singaporean coming back to a landed house in Bukit Timah after eleven years in the Emirates, with a full household and a small wine collection. Returning citizens can qualify for GST relief on used effects, so the coordinator prepares the Declaration of Facts before the shipment arrives, has the wine declared separately because liquor gets no relief, and plans the carry from a narrow road.
Frequently asked questions — Singapore corridor
What are the HDB move-in restrictions?
Each town council sets its own rules on lift use, and lift padding is requested through it ahead of the move. We arrange this before dispatch so the delivery is not turned away.
Does a condominium need a move-in approval letter?
Most do, with a deposit against lift and lobby damage and padding on the service lift, which we arrange with the management before the container arrives.
How does customs and GST work?
Declarations go through TradeNet and GST applies at the prevailing rate, currently 9%, but used personal effects can be relieved on a genuine move of residence if you have owned and used them for at least three months and import them within six months of your first arrival. The online Declaration of Facts must be filed before the goods arrive, so we prepare it early and declare dutiable items separately.
What about restricted items like gum, medicines and alcohol?
Chewing gum and e-cigarettes cannot be imported, many medicines need Health Sciences Authority approval, and alcohol in a shipment pays duty and GST, with no relief. We flag anything restricted at survey, not at the port.
Can I bring my pet?
Yes, through the Animal & Veterinary Service: an import licence, microchip, rabies vaccination and, by origin category, any quarantine required. The lead time matters, so we plan the pet’s arrival with the household and hand it to a specialist pet-relocation agent in Singapore.
Can you time the move around the school term?
Yes. The school year runs to January with the main intake then and another window mid-year, so we work backwards from the start date to settle the children before term.
What typically does not ship?
Bulky furniture that will not fit a smaller home, a car in most cases because of the Certificate of Entitlement cost, and anything controlled you cannot get approved in time. We go through this at survey.
How long does the whole move take?
Sea schedules from the UAE are longer and less predictable than before 2026, with a road leg to the departure port first, so routing and dates are confirmed at the survey. Air from Dubai is under eight hours and can clear in a working day.
Who handles the Singapore end, and do Employment Pass or PR rules affect delivery?
Our destination partner in Singapore handles clearance, haulage and the in-home crew, and your coordinator in Dubai stays your single point of contact through to delivery. Delivery itself is governed by your building, not your pass; your status only matters for GST relief, which turns on a genuine move of residence, three months’ prior use of the goods and their import within six months of your first arrival, and we check eligibility before filing.
