Most people arrive into Dubai with a start date already fixed — a new role at a firm in the DIFC, a family posting that begins when the school term does, a return to the Gulf after years away. The flight is the easy part. The harder question sits in a storage unit in Manchester or a flat in Bangalore: how the contents of a life actually reach a villa in Arabian Ranches or an apartment in Business Bay, cleared through UAE Customs, without a fortnight of guesswork. That is the part we build into every shipment coming into the Emirates, with 22 years' experience behind us.

From the day you ask, one coordinator owns the UAE-import side of your move. They know which origins suit sea freight and which suit air into DXB, what Dubai Customs wants to see on a genuine relocation, and why your residence visa and Emirates ID sit at the centre of the clearance timeline. Whether you are coming from London, Sydney, Manila or Mumbai, the work is the same: get the paperwork right before the boxes leave, so the arrival is the unremarkable part.

Why move with Seemleius

UAE Customs handled, not hoped for

Used household effects on a bona-fide relocation are cleared through Dubai Customs on the Mirsal 2 system, generally with low or zero duty against the standard 5% rate. We build the inventory, passport copies and attested documents the desk expects, so the file lands right rather than getting parked.

Visa and Emirates-ID-aware timing

Clearing personal effects usually needs a valid UAE residence visa and Emirates ID in your name. We plan the shipment around where you are in that process, and if the goods land first, short bonded storage in Dubai holds them until you can clear them.

Origin-agnostic network

A move from Edinburgh and a move from Cebu reach the same Dubai doorstep. We coordinate the survey, pack and export formalities at your origin through partner crews, then run the UAE end ourselves — one point of contact across both halves.

How your move works

  1. Survey at origin

A home survey or video walk-through at your origin address measures the volume in cubic metres and flags anything that changes how Dubai Customs treats the load. Sea and air options come back priced against your UAE arrival date.

  2. Documentation and visa check

We confirm where your residence visa and Emirates ID stand, prepare the inventory and passport copies, and check your list against the UAE restricted-items rules before anything is packed. Surprises belong here, not at the port.

  3. Pack and sail or fly

Export-standard packing at origin, then a booked sailing or an air consignment into DXB or DWC. You get the vessel or flight reference and a projected arrival window, not a vague promise.

  4. UAE clearance and delivery

Mirsal 2 lodgement with Dubai Customs, duty treatment applied, container devanned or air consignment collected, then delivery to your address in Dubai, Abu Dhabi or Sharjah. The crew unpacks, reassembles the beds and wardrobes, and clears the debris on the same visit.

Moving to Dubai: the corridor in detail

Origins, routing and timing

Honest bands matter more than optimistic ones, because the gap between them is where stress lives, so for sea freight we no longer quote a regional rule of thumb. Since the Strait of Hormuz closed to commercial shipping in February 2026, sea freight for Dubai comes in through a port outside the strait, such as Khor Fakkan or Fujairah on the UAE's east coast or Sohar in Oman, and sailing schedules are longer and less predictable than before, so we confirm the routing and dates for your origin at the survey. Add a few days at the UAE end for clearance and the road leg to your door. Air is the fast lane for a curated load or the things you cannot be without — typically three to seven days, origin depending. The variation comes from sailing schedules and how clean the paperwork is.

Sea freight or air into DXB

Sea freight is the workhorse for a full household and the most economical way to bring volume. Air into Dubai International (DXB) or Al Maktoum (DWC) suits a part-load, a tight start date, or high-value items you would rather not have at sea. Many people split the two — a small air shipment of essentials to live on from day one, and a sea container following with the rest.

UAE Customs, duty and your residence visa

Dubai Customs clears imports through the Mirsal 2 electronic system. Used personal effects and household goods, declared as a genuine relocation and documented properly, are generally treated leniently — the standard UAE import duty of around 5% applies to many goods, but bona-fide used household effects belonging to someone establishing residence usually attract little or no duty when the file is complete. What unlocks that treatment is your status as a resident: clearing personal effects typically needs a valid UAE residence visa and Emirates ID in your name, alongside a passport copy and the packing inventory. So timing is not a side issue. If your visa is mid-process when the container sails, we either pace the shipment to match or arrange short bonded storage in Dubai so nothing has to clear before you can legally claim it. Brand-new goods in retail packaging and commercial quantities are assessed differently, so we flag those at the survey.

Restricted and prohibited items — the honest list

The UAE holds a firmer line than many origins, and it is far cheaper to know before you pack than to argue at the port. Alcohol is restricted and tied to licence and allowance rules rather than something you ship freely in a household consignment. Pork products are restricted as well, so leave them out of the shipment. Some medications sold over the counter or routinely prescribed in the UK, Europe, India or Australia are controlled substances here — check anything you rely on before it travels, and carry prescriptions for what you bring personally. Politically or religiously sensitive media, certain publications, e-cigarettes and vaping devices, and a handful of specific goods also face restriction or a ban. Attested documents and a passport copy may be requested during clearance. None of this is meant to alarm; it means your list gets a proper read at the documentation stage so the load that sails is the load that clears.

Bringing a pet into the UAE

Pets enter the UAE under an import permit issued by the Ministry of Climate Change and Environment, with microchip, vaccination and health-certificate requirements that have to line up with the travel date. All of it needs sequencing well ahead of the flight, so we hand the animal handling to a specialist relocation agent and your cat or dog arrives on the right paperwork rather than in quarantine limbo.

Part-load or full container

Dubai rentals are often let semi-furnished or with white goods already fitted, so many arrivals ship a curated part-load rather than a full forty-foot container — the pieces that matter and the personal items that make a flat feel like home. A shared container (groupage) or a smaller dedicated box keeps the cost sensible. If you are bringing a whole house, a full container is straightforward. We size the recommendation to what you measure out at the survey, not to a guess.

Dubai areas, the heat and delivery

Where you are landing shapes the delivery as much as where you came from. Apartment handovers in Dubai Marina, Downtown Dubai, JBR and Business Bay mean booking the building's loading bay and service lift; villa deliveries in Arabian Ranches, Jumeirah and Mirdif, or across to Abu Dhabi and Sharjah, are more about access and timing. The other factor is the climate. Summer heat and humidity make it worth scheduling the unpack for the cooler part of the day where we can, and not leaving a container standing in the sun longer than it must. We plan the delivery slot around the building rules and the weather, not just the ETA.

Pricing

A price for a move into Dubai builds from volume, origin, freight mode, customs treatment and the access at your UAE address. No flat figure fits both a one-bedroom from Singapore and a four-bedroom from Surrey, so every quote itemises freight, customs, delivery and packing separately — you see what each part costs. Transit insurance (all-risk cover) is available, with the terms confirmed in your quote.

New job from the UK

London to Downtown Dubai

A professional starting a finance role in Dubai, residence visa still in process at the survey. The coordinator splits the move into a small air consignment into DXB for the first fortnight and a sea container timed to arrive after the Emirates ID is issued, with short bonded storage in Dubai if it lands first. The inventory and passport copies are prepared well ahead of the Mirsal 2 lodgement, and the Downtown apartment's service lift is booked for a weekday morning.

Family relocation from India

Mumbai to Arabian Ranches

A family of four moving the full contents of a Mumbai apartment into a villa before the school term starts. The coordinator plans the sea shipment around the term date, checks the medication list against UAE controlled-substance rules before packing, and brings in a specialist pet agent for the family dog's import permit from the Ministry of Climate Change and Environment. Delivery, unpacking and reassembly are planned as a single visit.

Returning resident

Sydney to Jumeirah

A returning resident coming back to the Gulf after several years in Australia, bringing a curated part-load rather than a full house into a semi-furnished Jumeirah villa. The coordinator books a groupage slot, keeps the residence visa and clearance timing aligned, and schedules the unpack for an early slot to stay ahead of the summer heat.

Frequently asked questions — moving to Dubai

Do I need my residence visa before my goods can clear?

In most cases yes. Clearing personal effects through Dubai Customs usually needs a valid UAE residence visa and Emirates ID in your name, along with a passport copy and the inventory. If your visa is still in process when the shipment arrives, we either pace the sailing to match or place the goods in short bonded storage in Dubai until you can legally claim them.

How long does shipping to Dubai take from my country?

By sea, sailings have been longer and less predictable since early 2026, so the routing and dates are confirmed at the survey; add a few days for clearance and local delivery. Air into DXB or DWC is usually three to seven days. Schedules and paperwork drive the variation.

Will I pay duty on used household goods?

Used personal effects declared as a genuine relocation and documented properly are generally cleared with little or no duty, even though the standard UAE rate is around 5% on many goods. New items in retail packaging and commercial quantities are treated differently, which is why we flag those at the survey.

What can't I ship to the UAE?

Alcohol is restricted to licence and allowance rules, pork products are restricted, and some common Western medications are controlled here, so check before shipping. Politically or religiously sensitive media, certain publications, e-cigarettes and a few specific items also face restriction. We read your list against the rules at the documentation stage.

Can I bring my pet to Dubai?

Yes, under an import permit from the Ministry of Climate Change and Environment, with microchip, vaccination and health-certificate requirements timed to the travel date. We hand the animal handling to a specialist agent and sequence the permit so your pet arrives cleanly.

Should I ship a full container or a part-load?

Many Dubai rentals come semi-furnished or with white goods fitted, so a curated part-load by groupage or a smaller dedicated container often makes more sense than a full forty-foot box. If you are bringing an entire house, a full container is straightforward. We size the recommendation to your survey volume.

What should I ship and what should I buy locally?

Ship the things that are hard to replace or that make a home feel yours, and consider buying bulky white goods locally if your rental is semi-furnished. The heat is a factor too, so we talk through what is worth the freight at the survey.

How far ahead should I book?

Four to six weeks before dispatch is comfortable for a sea container and gives the documentation room to be right. We can move faster on air and tight corporate start dates, but the earlier we see your list and your visa status, the smoother the UAE clearance runs.

Who handles things at the Dubai end?

We do. The origin survey, packing and export formalities run through partner crews at your origin, and the UAE side — clearance, delivery, unpacking and reassembly — is run by our own team here, with one coordinator across the whole move.
