London remains the single most popular destination for UAE-resident families relocating in 2026. Our Dubai coordinators handle roughly one move a week on this corridor, and the cost picture has shifted noticeably from where it sat a year ago. Here is a transparent breakdown of what a Dubai-to-London relocation actually costs today — sea freight, air freight, customs, settling-in and the line items most quotes hide.
Sea freight: the headline number
For a typical three-bedroom apartment in Dubai shipping to Greater London, you are looking at a 20-foot consolidated container or a 40-foot dedicated container depending on volume. Current rates from Jebel Ali to Felixstowe, all-in including origin handling, sit roughly as follows for 2026:
- 20-foot shared container (around 25 cubic metres of household goods): AED 14,500 to AED 18,000
- 40-foot dedicated container (around 65 cubic metres): AED 26,000 to AED 32,000
- 40-foot high-cube dedicated (around 75 cubic metres): AED 29,000 to AED 36,000
These figures cover sea freight, terminal handling at both ends, basic marine insurance and standard documentation. They do not yet include UK customs duty, VAT or destination delivery beyond the M25. Transit time Jebel Ali to Felixstowe is currently 18 to 24 days door-to-port.
Air freight: the supplementary line
Most of our London-bound clients now split a small portion of their shipment onto DXB-to-LHR air freight so the family has clothing, kitchen essentials and children's items in hand within a week of landing. For 50 to 80 kilograms of carefully selected items:
- Per-kilo rates DXB to LHR: AED 32 to AED 42 depending on dimensional weight
- Origin export documentation and pickup: AED 600 to AED 900
- UK import clearance for personal effects on ToR1: AED 450 to AED 700
A typical 60-kilogram air-split runs around AED 2,800 to AED 3,400 all in. We consider this a near-essential line item for families with children under twelve.
UK customs, duty and the ToR1 relief
The good news for residents who have lived in the UAE for at least twelve months: HMRC's Transfer of Residence (ToR1) relief allows you to import used household goods and personal effects duty-free and VAT-free, provided the items are at least six months old and you commit to keeping them in the UK for at least twelve months.
The ToR1 application is filed online with HMRC before the shipment arrives. Approval typically comes through within two to three weeks. Once you have the Unique Reference Number, the destination broker uses it to clear the consignment at Felixstowe without paying duty. We file ToR1 on every client's behalf and have not had a rejection in three years — the form is straightforward if the supporting evidence (Emirates ID, visa cancellation, UK proof of residence) is in order.

Destination delivery, unpacking and disposal
Once the container clears Felixstowe, the consignment moves by road to your London address. This stretch is often under-quoted by competitor pricing, so look closely. Standard inclusions for our London delivery service:
- Final-mile road transport from Felixstowe to a Greater London postcode: AED 2,200 to AED 3,200
- Two-person unpacking team for a full day: AED 1,800 to AED 2,400
- Carton and packing-material removal on day two: AED 600 to AED 900
- Wall-mounting of televisions, mirrors and large artwork: AED 700 to AED 1,200
Add roughly AED 1,800 if your London property has stairs and no lift access — a surprisingly common reality in Victorian conversions across Zone 2.
The hidden costs most quotes omit
Three line items consistently surprise our first-time movers:
- Storage at destination: if your UK lease starts after the container arrives, storage at the bonded warehouse near Felixstowe runs AED 350 to AED 500 per week for a 20-foot container's volume. Plan your dates carefully.
- Pet relocation: not included in any household-goods quote. Budget AED 9,500 to AED 14,000 for one dog to London, including rabies titer, EU pet passport substitute documentation, IATA-compliant crate and air freight on a pet-approved carrier.
- UK marine insurance top-up: standard cover is around 1.2 per cent of declared value. For a household declared at AED 220,000, that is roughly AED 2,640. Worth it.
The honest total
For a three-bedroom Dubai apartment moving to a Zone 2 or Zone 3 London address, with a 60-kilogram air-split, full ToR1 filing, full unpacking and standard insurance, the realistic all-in figure for 2026 is AED 36,000 to AED 48,000. Larger villa moves with vehicles and pets typically land between AED 65,000 and AED 95,000.
What separates a good quote from a bad one is not the headline number — it is whether the destination delivery, unpacking, disposal, storage contingency and customs filing are inside or outside the price. Ask for a single fixed-price proposal with every line item visible, and walk away from anything that quotes only the sea freight in isolation.
