Moving your home? Movers to the Netherlands from Dubai and Abu Dhabi · Relocation to Amsterdam from Dubai and Abu Dhabi

Since the Strait of Hormuz closed to commercial shipping in February 2026, a container for Rotterdam goes by road to a port outside the strait, such as Khor Fakkan or Fujairah on the UAE’s east coast or Sohar in Oman, and sails from there to the Europoort terminals, with routing and dates confirmed at the survey. From the quay it is a short road leg to Amsterdam, The Hague, Utrecht or Eindhoven. Most of the people we move here head for one of three places: the Zuidas finance district and tech employers around Amsterdam, the Brainport cluster at Eindhoven where ASML and Philips sit, or a family town within reach of one of those two. A good share arrive on the 30% ruling, which puts a hard start date on the calendar and tightens everything behind it.

That start-date pressure is the defining feature of moving to the Netherlands from Dubai, and it is why the planning matters more than the freight. We have 22 years’ experience and 1,213+ moves delivered behind us, and a typical Netherlands brief looks like this: a professional with a signed Dutch contract, an apartment not quite confirmed, and a customs file that has to be right before the box can clear. Set up correctly, with the verhuisboedel file prepared in advance and your gemeente registration timed with the shipment, it is one of the cleaner moves in Europe.

Why move with Seemleius

Verhuisboedel file ready before sailing

Removal-goods relief exempts personal effects owned and used six months or more from duty and the 21% import BTW. We build the Belastingdienst Douane dossier and inventory before the container leaves the UAE, so the relief is claimed at lodgement, not argued after arrival.

DMS lodgement validated up front

Dutch Customs clears declarations through DMS, its Douane Management Systeem, and a gap between declared value and the packed inventory holds the box on the quay. Our destination partner pre-checks the declaration against the list so the file goes in right first time.

Gemeente registration built into the schedule

Dutch Customs prefers your gemeente registration as proof of residence for the relief, because it shows the date you settled, and registration follows a confirmed address. Without it, proof of deregistration from the UAE plus, for example, your employment contract or rental agreement can stand in. We plan the shipment around your registration appointment so the file is complete when the container arrives.

How your move works

  1. Survey and brief

A UAE survey or video walk-through, volume measured in cubic metres, anything that changes customs treatment flagged early. Sea and air options come back in a fixed, itemised quote planned around your Dutch start date.

  2. Documentation before the box sails

The verhuisboedel file is built with the signed inventory, residence evidence, employment contract and UAE deregistration proof. EORI confirmed for any commercial line and ICS2 advance data lodged.

  3. Export pack and dispatch

Export-standard packing from Dubai, Abu Dhabi or Sharjah, full inventory, ISPM-15 timber where needed. Booked by sea to Rotterdam or Amsterdam, or by air from DXB to Schiphol when the date will not wait for sea.

  4. Clearance and delivery

DMS lodgement at the port of entry, verhuisboedel relief applied, container devanned and trucked to your address. An escort is arranged for any over-dimensional load. Our destination partner’s crew unpacks, reassembles and clears the debris on the same visit.

The UAE–Netherlands corridor in detail

Rotterdam, Amsterdam and air

Rotterdam is the default for sea. The Europoort terminals carry the widest vessel frequency, the deep-water berths take the larger rotations, and landside clearance and haulage are quick because the port is built around fast container turnaround. Amsterdam takes a share of household traffic and suits a delivery north of the city, but for most UAE moves Rotterdam wins on frequency and routing. When the start date will not wait for the sea leg, air freight from DXB reaches Schiphol in hours and usually clears within a working day — the split we run often for 30%-ruling arrivals.

The Douane, verhuisboedel relief and gemeente registration

Dutch Customs — the Belastingdienst Douane — processes import declarations in DMS. For UAE-origin household goods the working basis is verhuisboedel, the removal-goods relief that exempts personal effects from duty and the 21% import BTW where the items have been owned and used six months or more, the importer has been living outside the EU for at least 12 consecutive months, and a primary residence is being established in the Netherlands. The file we build carries the signed inventory, residence and employment evidence and UAE deregistration proof; new boxed white goods, commercial stock and certain vehicle situations fall outside the relief. Municipal registration matters here too: Customs prefers your registration with the local gemeente as proof of residence for the relief, because it shows the date you settled, so we tie the customs timeline to the registration one — housing first, gemeente, then release.

The 30% ruling and tight start dates

A large share of the professionals we move arrive on the 30% ruling. It is a payroll matter for the employer and the Belastingdienst, not something we touch, but it almost always comes with a fixed first day of work, and that is squarely our problem. The answer is usually a priority air consignment of what is needed to start work, with a sea container following to Rotterdam for the rest — the start date held without airfreighting an entire home.

Vehicles, pets, restrictions and pricing

A used UAE car can come, with its own customs declaration: if it qualifies for removal-goods relief it clears without duty and import BTW, and you may also be able to request a BPM (car registration tax) exemption from the Belastingdienst. It then goes through the RDW for inspection and Dutch registration. Pets travel under NVWA rules: an ISO microchip, a valid rabies vaccination the required number of days before travel, and an EU health certificate from an official UAE vet within the permitted window. Some things do not ship or need their own paperwork — firearms need the right Dutch permit, regulated knives cannot travel, plants need phytosanitary certificates, and alcohol and tobacco are excluded from removal-goods relief, so import duty and taxes apply. The country sorts by sector — Amsterdam and the Zuidas for finance and tech, Eindhoven and Brainport for high-tech with ASML and Philips at the centre, Rotterdam for petrochemicals and port logistics, The Hague for the institutions, Wageningen for agri-tech. On cost, pricing builds from volume, route, freight mode, customs treatment and access — a fourth-floor canal-house flat is a different job from a house with a driveway — and the fixed quote after the survey itemises freight, customs, haulage and packing, with transit insurance (all-risk cover) available on terms confirmed in the quote.

30% ruling professional

Dubai Marina to Amsterdam Zuidas

A fintech hire on the 30% ruling has a fixed Monday start at a Zuidas firm and an apartment that confirms late. The coordinator splits the move: priority air freight to Schiphol for the first-week essentials, then a sea container to Rotterdam for the rest, both under the same verhuisboedel relief. Routing and dates for the container are confirmed at the survey.

Brainport engineer

Abu Dhabi to Eindhoven high-tech campus

A semiconductor engineer joining Brainport moves a four-bedroom villa to a house near the High Tech Campus. The coordinator books sea freight to Rotterdam, prepares the verhuisboedel file with the employment contract attached, and plans the road leg to Eindhoven around the gemeente appointment, as the registration is the residence proof Customs prefers. Our destination partner then delivers and unpacks.

Family and commercial

Dubai household plus a workshop to Utrecht

A family relocates with a small specialist workshop — household goods on verhuisboedel relief, the tools and benches declared as a separate commercial line, since professional equipment falls outside the relief. The coordinator keeps both streams on one inventory reference and plans delivery around the children's school start in Utrecht.

Frequently asked questions — Netherlands corridor

What is verhuisboedel relief and do I qualify?

It is the Dutch removal-goods relief that exempts your personal effects from import duty and the 21% BTW. You qualify where the items have been owned and used six months or more, you have been living outside the EU for at least 12 consecutive months, you are establishing your primary residence in the Netherlands, and the goods are imported within 12 months of settling there. We prepare the file with the signed inventory before the box sails, and our destination partner lodges the declaration with Dutch Customs.

Why does my gemeente registration matter for clearance?

Dutch Customs prefers your municipal registration as proof that you now live in the Netherlands, because it shows the date you settled. Registration needs a confirmed address, so housing comes first. If you are not registered yet, proof of deregistration from the UAE plus, for example, your employment contract or rental agreement can be used instead, and missing documents can sometimes follow after the filing starts.

I am on the 30% ruling with a fixed start date. How do you handle that?

A priority air consignment to Schiphol carries what you need to start work, usually cleared within a working day, with a sea container following to Rotterdam for the rest under the same verhuisboedel relief. You have what you need for work without airfreighting a whole home.

Can I ship my UAE car, and what about pets?

A car needs its own customs declaration and can qualify for removal-goods relief; if it does, you may also be able to request a BPM exemption from the Belastingdienst. It then goes through the RDW for inspection and Dutch registration. Pets travel under NVWA rules — ISO microchip, a valid rabies vaccination the required number of days before travel, and an EU health certificate from an official UAE vet within the permitted window. We book the pet move with a specialist agent into Schiphol.

What does not ship?

Firearms without the right Dutch permit, certain regulated knives, and plants without phytosanitary certificates. Alcohol and tobacco are excluded from verhuisboedel relief, and new boxed electronics or stock are treated as a commercial import. We flag all of these at the survey rather than letting them surface at the quay.

How long does the move take?

Sea routing and dates are confirmed at the survey; after the sailing, allow a few days for customs clearance and one to two for road delivery onward. Air from DXB usually clears within a working day of landing. Once the sailing is booked, your coordinator shares the booking details and an estimated arrival, and you can ask for an update at any stage.

Who handles the Dutch end of the move?

Our destination partner in the Netherlands handles clearance and delivery, and one coordinator in Dubai stays with your move from survey to the day the last box is unpacked, so you have a single point of contact throughout.

How far ahead should I book?

Four to six weeks before dispatch is comfortable for a full container and gives the verhuisboedel file room to be built properly. We move faster on air and on tight 30%-ruling timelines, but the earlier we start, the more room there is to get the customs file right.
